The sequence

Four steps.
You appear
in one of them.

The point of hiring this out is that permitting stops occupying your week. Here is exactly where you are needed and where you are not.

  1. 01

    Send us the job

    Same or next business day

A photo of a marked-up sheet is a fine start. We would rather see a rough scope early than a polished one late, because most of the expensive surprises are visible at this stage, not at review.

    You

Address, scope of work, your license number, and whatever plans exist.

    Us

We confirm we can take it, identify the authority having jurisdiction, and tell you what the submittal will require.

  2. 02

    We scope the submittal

    Depends on scope

This is where a flood zone, a coastal setback, a protected-species issue or a substantial-improvement threshold gets found, while it is still a scheduling question rather than a stop-work one.

    You

Answer a few questions about scope and any conditions on the site.

    Us

We build the document checklist: permit types, sub-permits, forms, product approvals, engineering, and the site conditions that add a review track.

  3. 03

    You authorize, we file

    Filed once authorized

The permit is applied for under your license. The authorization form runs from you to us directly; it is the jurisdiction’s own document, and it is what allows us to act as your agent on the filing.

    You

Sign the jurisdiction’s authorization form and provide anything only the license holder can provide.

    Us

We file into the correct portal, confirm the package was accepted into review, and record the fees assessed.

  4. 04

    We hold the file open

    Through to close-out

You hear from us on a rhythm you set, and immediately when something needs you. The default failure mode in this industry is a correction sitting unread in a portal. That is the specific thing we exist to prevent.

    You

Respond when a comment genuinely needs the license holder or the designer.

    Us

We watch the record, interpret comments, assemble responses, resubmit, schedule inspections, and close the permit out.

Straight answers

Questions contractors actually ask.

Whose license is the permit pulled under?

Yours. We are your authorized agent on the paperwork: we prepare and submit under your license, using the jurisdiction’s own authorization form. We never sign an application as the applicant and we are not the contractor of record.

Can you guarantee my permit gets approved?

No, and neither can anyone else. Approval is the authority having jurisdiction’s decision. What we control is whether the package gives them a reason to return it, and how quickly comments get answered when they do.

How long does a permit take?

It depends on the jurisdiction, the scope, the season and the review queue, and it changes. We will tell you what we are currently seeing in that jurisdiction rather than quote a number we cannot stand behind.

Can you take over a permit that is already stuck?

Yes. A stalled application with unanswered comments is one of the most common jobs we take. Send us the permit number and we will read the record before quoting anything.

Do you work with owner-builders?

Our work is built around licensed contractors. Owner-builder permits follow a different statutory path with disclosures the owner has to sign personally. Ask us and we will tell you honestly whether we are the right fit for the job.

What do you need from me to start?

The property address, the scope of work, your license information, and any plans or documents you already have. If you are missing something, that is fine; identifying what is missing is part of step two.

Start with one job.

Most contractors hand us one permit to see how it goes. That is the right way to do it.
