Scope of work
Everything between
your scope and
a closed permit.
Four services that run in sequence on most jobs. You can hand us a permit at any point in that sequence, including one that is already stuck.
Permit preparation
The package is where jobs are won or lost. We assemble it completely before anything is filed, checked against the intake requirements of the specific jurisdiction rather than a generic checklist.
What that includes
- Identify the authority having jurisdiction for the address, including the city-versus-county question that catches out-of-area contractors.
- Determine which permit types the scope actually triggers, and which sub-permits ride under the main permit.
- Assemble the application forms the jurisdiction currently uses, not the version that was current last year.
- Collect and check supporting documentation: plans, product approval and NOA numbers, energy calculations, engineering where the scope requires it.
- Prepare the Notice of Commencement for jobs over the statutory threshold, and confirm what has to be recorded before an inspection can happen.
- Flag site conditions that add a review track (flood zone, coastal, environmental) before they surprise you mid-review.
Worth being clear about: We prepare documents. We do not design them, and we do not judge whether a design complies with the code; that is the plans examiner’s job and, where drawings need a seal, your engineer’s.
Submittal & tracking
Every jurisdiction in this region runs a different portal with different intake behavior. We file into the right one under your written authorization and then actually watch the record.
What that includes
- File through the jurisdiction’s portal as your authorized agent, under your license.
- Confirm the submittal was accepted, not merely uploaded, because the review clock starts at acceptance.
- Monitor the record for status changes, comments, holds and fee postings.
- Track fees against the schedule in effect on the date they are assessed.
- Sequence sub-permits so a trade permit is not applied for before the permit it depends on exists.
- Keep you informed on a rhythm you choose, rather than only when something has gone wrong.
Worth being clear about: The permit is applied for and issued under your license. We act as your agent on the jurisdiction’s own authorization form; we never sign as the applicant and never hold ourselves out as the contractor.
Corrections & revisions
Most lost schedule is not the first review. It is the gap between comments landing and somebody responding to them. This is the part of the job we are built around.
What that includes
- Read the reviewer’s comments the day they post and translate them into plain language.
- Tell you which comments you need to answer and which we can resolve without you.
- Assemble the correction response package, including revised sheets from your designer where the comment requires them.
- Resubmit and confirm the resubmittal was accepted into review.
- Track repeat comments across jobs so the same correction stops recurring on the next one.
Worth being clear about: We cannot overturn a reviewer’s determination, and we do not try to. What we can do is make the response complete and fast so the next cycle is the last one.
Inspection coordination
A permit that is issued but cannot be inspected is not progress. We handle the scheduling and the paperwork that has to exist before an inspector will attend.
What that includes
- Schedule inspections through the jurisdiction’s system and confirm the booking.
- Verify the Notice of Commencement is recorded and posted, since a missing NOC blocks the first inspection outright.
- Sequence inspections so trades are not called in the wrong order.
- Handle re-inspection scheduling when a correction is required.
- Carry the file through to certificate of completion or occupancy and confirm the permit is closed rather than left open.
Worth being clear about: An open permit that is never closed becomes the next owner’s title problem, and eventually yours again. Close-out is part of the job, not an optional extra.
What we do not do
The limits, stated up front.
Anyone who tells you they can guarantee a permit or a review time is telling you something they cannot control. Here is the honest boundary.
We cannot guarantee approval
The authority having jurisdiction decides. Our job is to remove every reason for them to say no, not to promise what they will say.
We cannot guarantee a timeline
Review queues move with staffing, season and storm recovery. We can control how complete your package is and how fast comments are answered. That is where the time is.
We are not the contractor
Permits are pulled under your license, by your authorization. We are your agent on the paperwork, and we never sign an application as the applicant.
We are not designers or engineers
We do not draw plans, seal drawings, or opine that a design meets code. Where a scope needs a design professional, you will hear that from us early rather than at first review.
Hand us the next one.
Tell us the address and the scope. We will tell you what the package needs before you commit to anything.
